The Web appraisal is a simple marketing tool, a publicly available version of the more traditional paper report and it is provided for the owner or agent of a property that is being offered for sale.  Available via their own unique URL address, the Web appraisal can be accessed by potential purchasers (free of charge at any hour of the day) who have learned of the site by seller or agent advertising through more traditional marketing means or via a link from the main page of the Internet site of Hicks Real Estate Services.  The appraisal can also be linked (or placed, if desired) to a realty agent’s Web site or even a for-sale-by-owner Web site. The typical Web appraisal features the FNMA/FHLMC URAR (Fannie Mae/Freddie Mac Uniform Residential Appraisal Report), floor plan or sketch, location map, exterior photographs of the sale offering, exterior photographs of the comparable homes utilized in developing the value estimate and, unlike more traditional appraisal reports, interior photos of the subject property.  The Web appraisal provides the potential purchaser with the information and data necessary to instill confidence in a possible buying decision before the actual offer or loan application is made. 

The Web appraisal derives much of its effectiveness from the fact that it is provided by a professional, licensed appraiser for a fee only, without regard to the value estimate or asking price (no commission to possibly taint process).  Sellers or agents receive an unbiased, honest opinion of value from an experienced appraiser that is outside the listing context.  The seller/agent can determine, at the completion of the appraisal process and communication of the results, whether or not to take advantage of the transaction assistance offered by the Web appraisal.  The Web appraisal offers the seller/agent a vehicle with which to take advantage of the revolutionary manner in which people buy and sell homes.  As more and more homebuyers look to the Web to begin their home search, the Web appraisal offers a way to provide accurate and reliable information to those buyers directly and efficiently.  Potential purchasers gain immediate access to data that otherwise could take hours in one convenient location.  Even the most popular Web sites, such as realtor.com and homeadvisor.com do not provide the wealth of physical and market data about individual properties that the Web appraisal offers. 

The appraisal can even possibly be utilized by purchasers for financing, saving them hundreds of dollars on the cost of a loan.  Each Web appraisal offers a Loan Finder link where homebuyers can contact lenders and loan officers for financial information.  The Web appraisal is USPAP (Uniform Standards of Professional Appraisal Practice) compliant, but whether the appraisal is acceptable to some market participants will vary.  However, in order to make the Web appraisal more attractive to the potential purchasers viewing it, we prominently note those lenders that “can possibly” use the appraisal for financing, providing the appraisal at little or no cost, saving the purchaser, on average, $300 to $400 on their loan costs.  Whether or not the lender will accept the appraisal is handled on a case-by-case basis (terms may vary on a particular firm’s different loan products).
